What exactly am I buying?
AVON NFTs represent fractional membership interests in 515 Shatto Place LLC, the special purpose vehicle that owns the property. NFT holders receive pro-rata rental income and governance rights within that LLC.
Is this open to everyone or accredited investors only?
The pre-sale is open to everyone who registers interest. Final participation requirements depend on securities compliance in your jurisdiction. US participants will be verified as accredited investors per Regulation D requirements.
What happens to my money if the soft cap isn't reached?
Full refund, no exceptions. All funds are held in escrow and only released when the $11M soft cap is reached and AVON closes. If we don't hit the target, every dollar comes back to you.
Can I sell my AVON NFTs after I receive them?
Yes. AVON NFTs are freely tradeable on the BTCglobal secondary marketplace from day one. Only the $PROP bonus tokens are subject to the 6-month vesting schedule — not the NFTs themselves.
What is $PROP and why does it have value?
$PROP is BTCglobal's utility token with a fixed supply of 1 billion. BTCglobal uses platform revenue to buy $PROP off the open market and distributes those tokens to holders monthly — creating real buy pressure from real cash flow. More properties = more revenue = more $PROP bought = higher price.
What is the existing debt situation on AVON?
There is existing debt on the property. Pre-sale proceeds pay off the full lien at closing. The 515 Shatto LLC takes title completely debt-free — meaning the full $675K/year in rent flows directly to NFT holders with zero debt service.
When does rental income start?
Rental income begins flowing to NFT holders immediately after the AVON close (estimated Q3 2026). Income is distributed monthly, pro-rata based on the number of NFTs you hold.
